Domestic Water
West Fort Collins Water District 970-484-4881 will provide the required water to the subdivision per the terms and conditions of the District. Installation of the water tap is included in the price. Water tap fee and water line to home are not included in the price of lot. Electricity and Natural Gas Xcel Energy 800-895-4999 will provide electric and gas service. The natural gas line and electric shall be installed to the lot line and is included in the price of the lot. Fire Protection Fire Protection will be provided by Poudre Fire Authority Station #7 located at 2817 North Overland Trail, Laporte, Colorado. The distance from Poudre Fire Authority #7 to the proposed site is approximately 2.10 miles. An interior sprinkler system for fire mitigation is required for each residence. Sewer On site septic systems. Your builder will coordinate with the Larimer County Health Department for the installation and permitting of the septic system. Radon Mitigation Larimer County requires installation of passive radon measures for each residence. Trash Service The Home Owner’s Association is authorized to specify one trash service. The designated company shall be GSI 970-484-5556. This causes less wear and tear on the roads and designates only one day per week for trash pick-up. When ordering service be sure to mention The Meadows at Rolling Hills to receive the group rate. Roads, Signs, Exterior Lighting, and Fences All roads are paved and are the responsibility of the Homeowner’s Association for maintenance and snow removal. The main entrance decorative, lighted sign will be maintained by the Homeowner’s Association. Down lighting shall be required on exterior of home and any outbuildings. Common Areas/Open Space Approximately 6 acres of open space including the irrigation pond and dock will be owned and maintained by The Meadows at Rolling Hills HOA. |
