Zoning: PD (Planned Development) PD zoning criteria available with covenants.

Square Footage Minimum: Minimum of 2000 square feet on the main level of a ranch style and 2300 sq. ft. on multi-level. The basement, walk-out areas, and garden levels shall not be included in determining the square footage of a multi-level residence.

Garages: Minimum of 2 car attached garage is required. A tandem garage where two cars can be parked one behind another does not meet the requirement.

Siding: All exteriors shall be brick, masonry, stucco, or top grade synthetic, cedar, or redwood siding. Brick or masonry, is used, shall wrap around the front corners of the residence a minimum of four feet. Log homes require special review.

Roofs: Roof material shall be cedar shake, tile, wood fiber cement shingles, 40 year dimensional or metal. Products are subject to Architectural approval.

Color: All exterior colors shall be earth tone. White is an acceptable color

Driveways: Recycled asphalt shall be permitted. Paving is permitted. Driveway culverts made of steel or double walled black corrugated polyethylene pipe with flared end sections are required.

Outbuildings: Outbuildings may be a combination of two accessory use buildings. No individual building shall exceed 4000 square feet and no two buildings shall exceed a total of 6000 square feet in size and are subject to architectural review regarding location, style, color, and materials.

Fences: All fencing is subject to Architectural review and approval. Electric dog fencing is permitted as well as electric horse fencing. A 20 foot x 20 foot dog kennel is permitted.

Setbacks: 25 foot front, 5 foot sides and 25 foot rear.

Landscaping: All lots must be landscaped within 12 months of issuance of certificate of occupancy.

Animals: A maximum of 1 horse per acre may be permitted on each lot. 4-H animals are allowed and include cows, sheep, goats, alpacas, llamas, and similar animals

Outside Storage: No outside storage is permitted unless fully screened in a manner approved by the Architectural Committee. No abandoned vehicles. Motor homes and vehicles must be licensed and operable unless in approved fenced, enclosed or fully screened storage area approved by Architectural Control Committee.

Foundations: Engineered foundations are required for new habitable construction on this site recommended by the Colorado Geologic Survey.

Building Permit Fees: The following fees shall be collected when building permit is issued for a new single family dwelling. Thompson R-2 School fee, Larimer County fees for County and Regional Transportation Capital Expansion (TCEFs), Larimer County Regional Park Fee (in lieu of dedication) and drainage fee. The fee amount that is current at the time of the building permit application shall apply.

Basements: Basement construction will not be permitted on Lots 5 and 6

Sprinkler System: An interior sprinkler system for fire mitigation is required for each residence.
